FUNCTION / FORM

Thoughtful residential repair, installation, and improvement with equal attention to how things work and how they belong.

F Squared Residential LLC
Function first. Form follows. The goal is straightforward: understand what the space, fixture, system, or repair needs to do — then execute the solution cleanly and deliberately.

Service + Pricing

Clear pricing before work begins, simple policies, and no surprise additions without a conversation first.

Project Pricing

Quoted up front

Most clearly defined jobs are priced by the project rather than by the hour, so you know the expected cost before work begins.

Service Call Minimum

$150

There is a $150 minimum for onsite work. If several smaller jobs are completed during the same visit, they can usually be bundled together rather than priced as separate service calls.

Standard Estimates

Free

Straightforward projects can often be estimated from photos, a brief conversation, or a simple onsite look at the work.

Detailed Project Consultation

$125

For projects requiring meaningful measurements, investigation, planning, or a detailed written scope.

Credited in full toward projects of $750 or more when approved within 30 days.

Troubleshooting + Diagnostics

$150 for up to 90 minutes

When the cause of a problem is unknown, the visit is diagnostic work rather than a free estimate. If additional diagnostic time is needed, the cost will be discussed before continuing. Once the issue is identified, any additional repair work will be discussed and priced before proceeding.

How it works

1

Send the details

Photos, measurements, model numbers, and a short description often make it possible to price straightforward work without a separate visit.

2

Confirm the scope

If the work is clearly defined, you receive a project price. If the cause or scope is unknown, the visit is treated as diagnostic work.

3

Approve before extras

If hidden conditions or additional work are discovered, they are discussed before work outside the agreed scope is performed.

Have several small jobs? Bundling them into one appointment is usually the most economical use of a service visit.

Materials + Additional Costs

  • Materials are charged separately unless specifically included in the project quote.
  • Customer-supplied fixtures and products should be onsite and complete before installation whenever possible.
  • Unusual travel, disposal fees, permits, specialty materials, or work outside the agreed scope will be discussed before additional charges are incurred.
  • Photos and accurate measurements help keep estimates fast and accurate.

Common Questions

Why is there a $150 minimum for a small job?

The minimum covers travel, setup, tools, cleanup, and the time reserved for the visit. If you have several small items, combining them into one appointment is usually the most economical option.

Do I pay $150 plus the project price?

No. The $150 service call is a minimum charge, not an extra fee added to every project. If the agreed project price is already above the minimum, you simply pay the agreed project price.

Why is troubleshooting charged differently?

When the cause of a problem is unknown, it has to be identified before the repair can be accurately priced. Diagnostic time pays for that investigation even if you decide not to proceed with the repair.

Is the diagnostic charge credited toward the repair?

No. Diagnostic work is completed work in its own right. Once the problem is identified, any additional repair is priced separately.

When would an estimate cost $125?

Only when preparing the estimate requires meaningful onsite measurements, investigation, planning, or a detailed written scope. Standard estimates remain free.

What happens if something unexpected is found?

You will be told what was found and what it changes before additional work outside the agreed scope is performed.

F² / Function / Form

Work that functions well and finishes clean.

Residential repair and improvement should solve the actual problem first — then resolve the details so the finished work feels considered, not improvised.
